Four Seasons Private Residences Lake Austin Is Rising. Here's What to Know
November 2, 2026
After years of delays and changing partners, the most talked-about luxury project in Austin is under construction. Four Seasons Private Residences Lake Austin, a private resort community in the hills above Lake Austin, broke ground in June and is now going vertical on its first phase. Here's a look at what's being built, what homes cost, and when the first owners can expect to move in.
Where it is
The community sits on about 210 acres at 6507 Bridge Point Parkway, roughly 20 minutes west of downtown, near Loop 360 and RM 2222. The site combines a 145-acre parcel once owned by Exxon Mobil with a 65-acre tract added this year. It rises about 380 feet above the lake, has nearly a mile of Lake Austin shoreline, and looks across the water toward Austin Country Club, next to some 2,000 acres of protected land. It's often described as one of the last large undeveloped pieces of Lake Austin.
What's being built
This is Four Seasons' first standalone residential community in Texas. There's no hotel: it's a residential-only private resort, with the homes and amenities managed by Four Seasons. Plans call for about 229 homes, including condominium-style residences in low-rise buildings designed so every home faces the view, and 28 lots for standalone villas. Interiors are by Milan-based Lissoni & Partners.
Reported price ranges, according to Homes.com:
- Hillview North residences (2,000 to 2,500 sq ft): about $4.5 million to $5.5 million.
- Lakeview South residences (3,000 to 3,500 sq ft): about $7.7 million to $9.5 million.
- Lakeview East residences (about 4,000 sq ft): about $12.9 million to $15.9 million.
- Villa lots: about $6 million to $9 million. Completed villas (5,000 to 6,000 sq ft): about $12 million to $17 million.
- Penthouses (about 7,000 sq ft, with private pools): $32 million and up.
The developer hasn't released overall sales numbers, but says at least one of each of its 22 floor plans has sold. Most buyers so far are Texans, led by Austin, Houston and Dallas, with California the largest source of out-of-state buyers. A few owners have also listed homes and villa lots on the MLS, which gives buyers another way in.
The amenities
The amenity package, well over 100,000 square feet in all, is what sets this project apart. Highlights include:
- The Upper Clubhouse, with a private restaurant by Michelin-starred chef Daniel Boulud, a 96-seat theater, a sports lounge and a 300-foot infinity-edge pool facing the skyline.
- An indoor sports club of about 76,000 square feet, with pickleball and tennis courts and golf simulators.
- A spa and wellness club with an indoor pool.
- On the water, a Lake Clubhouse and two private marinas with about 50 boat slips.
- Nature trails, a garden plaza and a working produce farm.
- Self-driving Zoox vehicles to move residents around the property, replacing the funicular in the original plans.
Some of it is already in use. Owners have interim lakefront amenities now, including a marina, a pickleball and padel pavilion, a lakefront lawn and beach, and a putting course.
The timeline
The project was announced in 2021, with completion first targeted for 2025, then stalled as the development team changed several times. In June 2026, the developers, Austin Capital Partners and Lincoln Property Company, closed an $870 million construction loan from TYKO Capital, one of the largest ever for a residential project in Texas, and broke ground. Vertical construction on Phase I followed, and the first homes are expected in 2029.
Schools
MLS listings at the community show Austin ISD schools: Highland Park Elementary, Lamar Middle and McCallum High. As always, confirm the school assignment for a specific home with the district.
What it means for Lake Austin and Westlake
A project at this level sets a new benchmark for the lake. It's drawing more high-end buyers to Austin's west side, and it gives luxury buyers a new option: a lock-and-leave home with full resort services, instead of a large estate to maintain. For owners of waterfront and view homes nearby, in areas like Davenport Ranch, Rob Roy and along Lake Austin, it's another sign of how valuable this stretch of the lake has become. For more on how the lake market is doing overall, see my Lake Austin market update from October.
It's also a long-term purchase. With most homes years from completion, buyers should go in with a clear understanding of the contract, the deposit terms and the construction schedule.
Thinking about Lake Austin? Let's talk.
Whether you're curious about Four Seasons, want to see the resale listings there, or want to compare it with other Lake Austin and Westlake homes, I'm happy to help you weigh your options. I live and work in Westlake and know this part of the lake well.
