- Property taxes start at about 2% of the price. Texas has no state income tax, so local property taxes run higher than in many states. The actual rate depends on the city, county, school district and any MUD or special district, and a homestead exemption can lower it once you live in the home.
- Homeowners insurance starts at about 0.7% of the price for a house, 0.9% for a house 25+ years old, and 0.25% for a condo or townhome, where the HOA usually insures the building. Roof age and hail coverage make the biggest difference in Central Texas.
- Flood insurance is optional here. Lenders require it in FEMA high-risk flood zones, and it can be worth having near creeks and low-lying areas even when it isn't required.
- PMI is added when the down payment is under 20%.
